What Do I do in an emergency?

In cases of fire, gas leak, or similar life-threatening emergency, evacuate the area and call 911 immediately. Then notify us of the situation.

For non-life threatening emergencies, such as pipe leaks, stoppages, power failure, etc, please call us at 323-484-8000. Our maintenance team is available 24/7/365 to take any maintenance requests.

Where do I send my rent check, and can I pay online?

Rent Payments can be paid online via the tenant portal. To sign up for online payments, please click here.

If you prefer to mail a check, please send it to the address listed on our contact page.

How do I request maintenance?

You can submit a maintenance request via your tenant portal or by calling us at 323-484-8000.

What if i’m locked out of my apartment?

If you are locked out of your unit, please contact your onsite resident manager. If the resident manager is unavailable, or you live in a property that doesn’t have a resident manager onsite, please contact our maintenance line so that we can send a technician to unlock your door.

We charge a flat fee for lockouts:
During Normal Business Hours: $75.00
After-hours, Weekends and Holidays: $150.00

What information do I need to provide when applying for an apartment?

Please attach the following documents when submitting your rental application:

  1. Copy of government-issued ID

  2. Proof of Income (Pay stubs, W2, or Recent Federal Tax Return)

Do you accept co-signers?

Yes, we accept co-signers in the event your application is denied due to reasons of insufficient income or negative credit. Co-signers may submit a separate applications online through our Listings Page. Co-signers must be US residents and have qualifying credit and proof of income and/or funds.

Do you accept pets?

Pets are usually welcome at all of our properties with an additional deposit of $500.00 per pet. However, each property has different restrictions. Each available listing will display the permitted pet policies.

What if I need to vacate prior to my lease expiration?

We understand that situations may arise beyond the tenants control, and we do our best to work with our tenants when they need to move out during the lease term.

Typically, there is a $450 administration fee, and tenants are responsible for any loss of rent while the unit is vacant. We urge tenants to notify us of their plans as soon as possible so that we can list the unit and secure a new tenant and minimize penalties.

Can I sublease my apartment?

Subleasing may be approved on a case-by-case basis. If a sublease is permitted, the sublessee will need to submit an application and be approved prior to being added to the lease. There will also be an administration fee for generating a new lease agreement.

What are the procedures for moving out?

Prior to vacating, tenants must provide written notice of at least 30 days. We accept move out notices through your tenant portal or by emailing hello@mgmtla.com

Tenants are advised to remove all items from the rental and leave the unit in broom swept condition. A walkthrough can be scheduled at the tenants request prior to moving out to determine if any damages are to be charged.

To expedite the return of your security deposit, please provide a forwarding address as soon as possible.
