Leasing
We list units as soon as they are ready (or almost ready), to fill the vacancy quickly. Apartments that are in good condition are listed on the market as soon as a move-out notice is given. The relationships we maintain with our existing tenants makes it easier for us to show occupied units.
Market Rent Analysis:
Prior to marketing units, we do a thorough analysis to determine the market rent price. This analysis includes reviewing comparable units in the area and pricing vacancies accordingly.
Effective Marketing
We post available units on our website and on over 25 online rental sites. Some of these sites include Zillow, Trulia, WestsideRentals, Realtor.com, and Apartments.com. Professional photography is included in our service.
When a prospect inquires about a vacancy through any of the above mentioned sites, their information comes into our system as a guest card. That allows anyone working on the leasing process to respond. In addition, prospects receive an automated email thanking them for their interest, a link to schedule a showing, and an invitation to submit a rental application.
Proactive Leasing
Units are advertised as soon as tenants submit a notice to vacate. In addition to the online marketing, we also place a For Rent sign on the property. We show apartments that are in good condition while they're still tenant occupied. This can save the owners weeks of lost rent income.
Tenant Screening
We conduct a thorough screening of all rental applications. All applicants are subject to a credit and criminal background check. We obtain references from the applicant's employer and previous landlords and ask prospective applicants to provide proof of income.
Lease Agreement
Our lease agreements and addenda are constantly being updated to ensure its enforceability and to reduce risk on property owners. In addition to the standard lease clauses, we include all legal disclosures as required by the State of California.
